DESIGN REVIEW BOARD <br />May 8, 1991 <br />2. The park shown in the southeast corner of the subdivision would be the <br />permanent park for the entire PineRidge development. <br />3. Fifty of the 113 lots would be reserved for dwellings meeting the R -1 X <br />standards. <br />4. The remaining 63 lots would be permitted to meet R -1 size standards <br />with the following: <br />A. Erection of an entrance monument on Ware Road. <br />B. Minimum 6:12 roof pitch on all dwellings. <br />C. Install boulevard trees in accordance with city forester <br />requirements. <br />D. Sod front yard to rear of house pad. <br />E. Provide minimum of $200.00 landscaping in front yard. <br />F. Complete all wetland landscaping as previously agreed. <br />G. Use of architecturally designed front elevations using different <br />varieties /designs of brick and cedar siding. <br />H. Restrictive covenants to be attached to the abstracts of lots <br />adjacent to "R-1X Lots" requiring house values of not more than <br />$10,000 difference. The value of the homes will be determined <br />by the city's building official using a standard costing manual. <br />Al Robinson seconded the motion and the motion was approved unanimously. <br />Monika Slatten moved to adjourn the meeting.
