Rezone property at 7880 Sunset Ave (PID 07-31-22-23-0004) from R- <br />Rural to PUD-Planned Unit Development <br />ii. Amendment to the Development Stage Plan/Preliminary Plat of Century <br />Farm North <br /> <br />Katie Larsen, City Planner, presented the staff report. Staff recommended approval of <br />the rezoning and amendment to the Development Stage Plan/Preliminary Plat. <br /> <br />Board discussion included traffic calming measures, park dedication fees and trail <br />improvements. <br /> <br />Chair Tralle declared the Public Hearing open at 6:57 p.m. <br /> <br />Applicant Gary Uhde, Century Farm Development, 3157 Berwick Knoll, Brooklyn Park. <br />Mr. Uhde commented that every city has a battle with park dedication dollars. Mr. Uhde <br />likes to get resident input for park development. <br /> <br />Shane Chatleain, 119 Robinson Drive, stated that he is the closest home to the new <br />development. He expressed concern over traffic and encouraged traffic calming <br />measures. <br /> <br />Chair Tralle noted that the board and city staff will do their best to achieve the best result <br />for the community. <br /> <br />Mr. Hyden made a MOTION to close the Public Hearing at 7:01 p.m. Motion was <br />supported by Mr. Evenson. Motion carried 6 - 0. (Tralle abstained.) <br /> <br />Following discussion, the board agreed to add Condition #25 stating that traffic calming <br />methods or controls will be installed on Robinson Drive. <br /> <br />Mr. Laden made a MOTION to recommend approval of rezoning the property at 7880 <br />Sunset Ave from Rural to PUD and amending the Development Stage Plan/Preliminary <br />Plat of Century Farm N, based on the following conditions: <br /> <br />1. All comments from City Engineer letters dated May 7, 2014 and May 9, 2014 shall be <br />addressed. <br />2. All comments from Environmental Coordinator letter dated April 1, 2014 shall be <br />addressed. <br />3. All comments from Anoka County Highway Department letter April 21, 2014 shall <br />be addressed except for the relocation of the driveway. <br />4. Approval from Rice Creek Watershed District shall be required at the time of <br />recording the final plat. <br />5. A summary table created in Microsoft Excel by lot and block and outlots of lot sizes
