The original approved PUD Preliminary Plat for Century Farm North shall be <br />incorporated into the plan set. <br />7. Drainage and utility easements shall be dedicated over stormwater drainage areas <br />including Outlot B. <br />8. Conservation easements shall be dedicated over wetland buffer areas as required by <br />Rice Creek Watershed District. <br />9. Conservation easement language shall include allowance for construction of trails, <br />parks, storm water management facilities, retaining walls, etc. <br />10. Outlots A and B shall be deeded to the City at the time of recording the final plat. <br />11. The developer shall draft the deeds for Outlot A and B. <br />12. A Petition and Waiver Agreement regarding public improvement construction and <br />assessments shall be drafted by the City and signed by the owners. <br />13. A condition of the final plat for Century Farm North 6th Addition will be if the house <br />located at 7880 Sunset Avenue were ever to be demolished or lose its legal non- <br />conforming status, the driveway will be required to be relocated off of Robinson <br />Drive. <br />14. The final plat for Century Farm North 6th Addition will require right of access <br />dedicated to Anoka County. <br />15. The applicant shall provide documentation from RCWD approving the variance from <br />the 25-foot buffer requirements. <br />16. A separate plan sheet indicating the wetland boundary, wetland buffer and <br />conservation easement and location of wetland buffer signs shall be included in the <br />plan set. <br />17. The house located at 7880 Sunset Avenue shall immediately hook up to municipal <br />water and sanitary services when available. <br />18. The existing well located at 7880 Sunset Avenue shall be properly abandoned per <br />state and local regulations. <br />19. The existing septic drain field located at 7880 Sunset Avenue shall be properly <br />removed per state and local regulations. <br />20. Sheet C0, Title Sheet: <br />a. The original PUD Preliminary Plat for Century Farm North shall be incorporated <br />into the plan set. <br />21. Sheet C1-1, Grading, Drainage and Erosion Control Plan: <br />a. Remove comment “Existing driveway to be removed-install new driveway to <br />Robinson Drive.” <br />22. Sheet L1, Landscape Plan: <br />a. The trail shall be shown on the plan sheet. <br />b. A landscape buffer shall be shown between the trail and the lot line on Outlot A <br />and the Park area. <br />c. The developer shall be responsible for installing the landscape buffers along the <br />trail segments, Lot 1, Block 3 and Lot 1, Block 4. <br />d. A clear vision triangle shall be maintained at the intersection of Robinson Drive <br />and Sunset Avenue. <br />i. Remove 1 large boulevard tree and 2 black hills spruce on Lot 1, Block 3. <br />ii. Remove 2 large boulevard trees and 1 black hills spruce on Lot 1, Block 4
