Analyze the need for a right turn lane on Lake Drive northbound at 77th <br />Street. <br />b. All revised plan sheets shall reflect additional 5 feet. <br />c. “Comprehensive Plan Land Use = Mixed Use” shall be added to plat. <br />d. Building footprint shall be “flipped” to reflect proposed facility. <br />e. Under Zoning, PUD shall be changed to R-4, High Density Residential District. <br />f. Under Setbacks, include after Local Streets “(77th Street and Marketplace Drive)”. <br />g. Under Setbacks, include after Collect or Arterial Street “(CSAH 23)”. <br />h. Omit Rear Yard data. <br />i. Under Side Yard, add a note that setbacks are required to be doubled per CUP. <br />i. Principal building = 20 to 40 feet <br />ii. PUBLIC HEARING to consider Comprehensive Plan Amendments to Chapter <br />3: Land Use Plan and Chapter 7: Sanitary Sewer Plan of the City’s <br />Comprehensive Plan related to the redistricting of sanitary sewer services and <br />an amendment to the Future Land Use Map to guide PIN 26-31-22-31-0004, 26- <br />31-22-31-0003 and a portion of 26-31-22-33-0002 from Park/Open Space to <br />Civic/Institutional land use. <br /> <br />Kelsey Johnson, Municipal Planner from WSB & Associates, Inc., presented the staff <br />report. <br /> <br />Board discussion included: <br /> <br />- This site is still being considered for development of a future recreation complex. <br />The corner of this site is well-suited for the location of a fire station. The south 40 <br />acres would still be available for park development. <br />- The existing fire station on Lake Drive will remain to serve the northern part of the <br />city. <br /> <br />Chair Tralle opened the Public Hearing at 7:23 p.m. <br /> <br />There was no one present to speak for the Public Hearing. <br />
