Traffic Impact Study <br />Robinson Property <br />5.0 Future Build Conditions <br />To determine potential traffic impacts associated with proposed development trips, future build <br />conditions were evaluated using Synchro/SimTraffic software. The future build conditions, a <br />combination of background traffic and proposed development trips, were evaluated for the <br />near -term year 2025 and the long-term year 2040. <br />5.1 Traffic Operations Analysis <br />5.1.1 Year 2025 Build Conditions <br />PUD Concept Plan - No Carl Street Connection <br />Results of the forecast year 2025 build traffic operations analysis under the PUD Concept Plan <br />with no Carl Street connection, presented in Table 8, indicate that each study intersection is <br />expected to operate at overall LOS A during the weekday a.m. and p.m. peak hours. In addition, <br />no significant side -street delay or queuing issues were observed in traffic simulations.
