Traffic Impact Study Robinson Property 5.0 Future Build Conditions To determine potential traffic impacts associated with proposed development trips, future build conditions were evaluated using Synchro/SimTraffic software. The future build conditions, a combination of background traffic and proposed development trips, were evaluated for the near -term year 2025 and the long-term year 2040. 5.1 Traffic Operations Analysis 5.1.1 Year 2025 Build Conditions PUD Concept Plan - No Carl Street Connection Results of the forecast year 2025 build traffic operations analysis under the PUD Concept Plan with no Carl Street connection, presented in Table 8, indicate that each study intersection is expected to operate at overall LOS A during the weekday a.m. and p.m. peak hours. In addition, no significant side -street delay or queuing issues were observed in traffic simulations. Detailed operations and queuing analysis results are presented in Appendix A.
