Traffic Impact Study <br />Robinson Property <br />• Additional build considerations related to the proposed development include the following: <br />o Results of a cursory roundabout capacity analysis indicate that a planned single -lane <br />roundabout at the Main Street/Sunset Avenue intersection is able to accommodate the <br />forecast year 2040 traffic volumes for each potential site plan alternative. <br />o The potential connection between the proposed development and Carl Street, as well as the <br />associated joining of existing disconnected segments of Carl Street, would be expected to <br />increase traffic along Carl Street by approximately 1,300 to 1,600 vehicles daily. A <br />connected Carl Street would be expected to function as a neighborhood collector roadway <br />and provide a more convenient link from the proposed development and the existing <br />Century Farm North neighborhood to 4th Avenue and the I-35W/Lake Drive interchange. <br />o A comparison of existing and proposed turn lane lengths within the study area against <br />anticipated 95th percentile queues indicates that the turn lanes are of sufficient length to <br />accommodate the anticipated forecast year 2040 traffic volumes and turning queue lengths. <br />• A proposed site plan review was completed to identify any issues and recommended potential <br />improvements regarding vehicle ingress/egress, access spacing, internal traffic circulation, and <br />pedestrianibicycle connectivity. The following key points are offered for consideration: <br />o Sight distance appears to be adequate at the proposed site access locations along <br />Main Street and Sunset Avenue. However, caution should be exercised when placing <br />development signing and/or landscaping so as to not create a new sight obstruction. <br />o Turning movements should be reviewed to ensure design vehicles such as school buses and <br />garbage trucks have adequate accommodations to negotiate internal roadways. <br />o Establish appropriate traffic control at internal roadway intersections consistent with local <br />jurisdiction policies to minimize driver confusion and the potential for conflicts. <br />o Sidewalks and/or trails within the proposed development should be extended to meet those <br />of the adjacent Century Farm North neighborhood. <br />ALLIANT <br />9 <br />Alliant No. 221-0180.1 34 <br />June 30, 2022 <br />
