Describe: <br />Existing land use of the site as well as areas adjacent to and near the site, including parks, trails, <br />prime or unique farmlands. <br />The existing land use on site is sod farm agriculture. Anoka County Ditch 10-22-32's main trunk <br />and branch 2 run through the site. The site is surrounded by agriculture, rural residential, single- <br />family residential, multi -family residential, and undeveloped land. <br />The closest parks to the project include: <br />Parks less than 1 mile from the project site include: <br />o Century Farm North Park (undeveloped): 500 feet to the south <br />o Behm's Park: 2000 feet to the south <br />o Highland Meadows Park: 0.5 mile to the east <br />• Parks within approximately 1 mile of the project include: <br />o Blaine's Lochness Park: southwest <br />o Blaine Wetland Sanctuary: southwest <br />o Lino Park: east <br />o Rice Creek Chain of Lakes Regional Park Reserve: southeast <br />o Blaine Lexington Athletic Complex: southwest <br />There is a city trail that stubs into the south end of the property. <br />The majority of the site is not considered prime farmland or soils of statewide importance based <br />on the USDA NRCS Web Soil Survey. Further discussion about soils within the project site is <br />provided in Item 10. <br />Plans. Describe planned land use as identified in comprehensive plan (if available) and any other <br />applicable plan for land use, water, or resources management by a local, regional, state, or <br />federal agency. <br />The site is split up into four planned land uses based on the City of Lino Lake's 2040 <br />Comprehensive Plan. The planned land use for the west and south ends of the site is Low Density <br />Residential (1.6 — 3.0 units per acre). The planned land use for the central and northern end of the <br />project is a mix of Medium Density Residential (4.0 — 6.0 units per acre), High Density Residential <br />(6.0 — 8.0 units per acre), and Planned Residential / Commercial (8.0-10.0 units per acre) with <br />opportunities for neighborhood scale retail, service, and office uses (Appendix A, Figure 6; City of <br />Lino Lakes, 2020). <br />The site is required to meet the requirements of the surface water management plans of the City <br />of Lino Lakes, Rice Creek Watershed District, and the MPCA NPDES General Permit. Stormwater <br />basins are incorporated throughout the development. <br />
