Traffic Impact Study <br />Robinson Property <br />4.0 Proposed Development <br />The proposed Robinson Property residential development is expected to be constructed on <br />approximately 157 acres of agricultural land located in the southeast quadrant of the Main Street/ <br />Sunset Avenue intersection in Lino Lakes, MN. Two site plan alternatives (see Figure 5) have <br />been developed and were analyzed in this study: <br />• PUD Concept Plan — The PUD Concept Plan is expected to consist of 557 dwelling units <br />of the following types: <br />o 242 single-family detached homes <br />o 315 townhomes <br />• Yield Plan — The Yield Plan, considered close to the maximum density allowed under <br />future year 2040 land use plans, is expected to consist of 707 dwelling units of the <br />following types: <br />0 149 single-family detached homes <br />0 558 townhomes <br />While a construction timeframe is currently unknown, the proposed development was assumed to <br />be complete prior to the year 2025. The following development accesses are proposed: <br />• Right-in/right-out access on Sunset Avenue approximately 750 feet south of Main Street <br />(West Access) <br />o The outbound (westbound) approach is expected to be stop -controlled and consist of a <br />single right -turn lane <br />o On the northbound approach, a dedicated right -turn lane is proposed <br />• Full access on Main Street approximately 2,550 feet east of Sunset Avenue (North Access) <br />o The North Access represents a northern extension of the Century Trail minor collector <br />roadway from Robinson Drive. Future plans call for additional extension north of <br />Main Street, though the North Access was evaluated as a T-intersection in this study. <br />o The outbound (northbound) approach is expected to be stop -controlled and consist of <br />dedicated left -turn and right -turn lanes. <br />o On the eastbound approach, a dedicated right -turn lane is proposed. <br />o On the westbound approach, a dedicated left -turn lane is proposed. <br />• Several neighborhood connections are proposed as well: <br />o On Robinson Drive approximately 1,100 feet east of Sunset Avenue. <br />o Several development accesses are proposed on an eastern extension of the <br />Robinson Drive minor collector roadway from Century Trail. Future plans call for <br />additional eastern extension of Robinson Drive to meet 4th Avenue, though <br />Robinson Drive was evaluated as terminating at the development limits in this study. <br />o On the extension of Century Trail 520 to 675 feet south of Main Street. <br />ALLIANT <br />9% -1.. <br />Alliant No. 221-0180.1 10 <br />June 30, 2022 <br />
