Traffic Impact Study <br />Robinson Property <br />In addition to the two site plan alternatives, two potential Carl Street access sub -alternatives were <br />analyzed in this study: <br />• No Carl Street Connection: <br />o No connection would be made between the proposed development and Carl Street to <br />the south. The existing disconnected segments of Carl Street south of the proposed <br />development would remain as such. <br />• With Carl Street Connection: <br />o A connection would be made between the proposed development and Carl Street to the <br />south. The existing disconnected segments of Carl Street south of the proposed <br />development would be connected as well. <br />It should be noted that linking the two existing disconnected segments of Carl Street in the absence <br />of the proposed development would likely result in a slight redistribution of existing residential <br />neighborhood traffic patterns. However, such a traffic pattern redistribution would be expected to <br />produce a negligible operational impact on existing study area intersections. Furthermore, the two <br />existing disconnected segments of Carl Street are unlikely to be linked without construction of the <br />proposed development. Consequently, a Carl Street connection was not evaluated under future no <br />build conditions. <br />4.1 Trip Generation and Distribution <br />Trip generation estimates for each of the two proposed development site plan alternatives were <br />completed for the weekday a.m. and p.m. peak hours as well as on a daily basis by utilizing the <br />Institute of Transportation Engineers Trip Generation Manual, 11 th Edition (ITE TGM). Results <br />of the trip generation estimates, shown in Table 7, indicate the PUD Concept Plan would be <br />expected to generate approximately 324 a.m. peak hour trips, 413 p.m. peak hour trips, and <br />4,626 daily trips.
