Traffic Impact Study <br />Robinson Property <br />The distribution of proposed development trips was estimated based on a review of the collected <br />existing traffic patterns at the Sunset Avenue/Century Trail, Sunset Avenue/Robinson Drive, and <br />4th Avenue/Carl Street intersections and based on engineering judgement. Given the residential <br />nature of land uses south of Main Street between Sunset Avenue and 4th Avenue, it is assumed <br />existing traffic patterns at the noted study intersections would provide an appropriate directional <br />distribution estimate for the proposed development trips. The collected traffic volumes inbound/ <br />outbound to/from the existing residential neighborhoods adjacent to the noted study intersections <br />were averaged to estimate the proposed development directional distribution. The resultant <br />directional distribution indicates that approximately 70 percent of proposed development trips are <br />likely to be directed to/from the south, while the remaining 30 percent of proposed development <br />trips are likely to be directed to/from the north. Proposed development trips were then further <br />distributed utilizing collected existing traffic patterns at remaining study intersections, as well as <br />by using engineering judgment in considering logical destination points (i.e., I-35W, commercial/ <br />industrial areas near the I-35W/Lexington Avenue and I-35W/Lake Drive interchanges, and the <br />TH 65 corridor). Trip routing within the proposed development was estimated based on planned <br />residential densities and assumed travel times to external roadway network nodes. <br />The final directional distributions of proposed development trips both without and including a <br />Carl Street connection are shown in Figure 6. These directional distributions were then applied to <br />the estimated proposed development trips in the future build conditions scenarios. The resultant <br />year 2025 and year 2040 build conditions are shown in Figure 7 through Figure 14. It should be <br />noted that a Carl Street connection, via the Lake Drive interchange, would provide the most <br />convenient route for most of the proposed development to both the northbound and nouhbound <br />directions of I-35W.
