with the Stanek's and explained the code violations as well as the lot combination <br />requirement. <br />• January 2015: Stanek's submitted Land Use Application to rezone their two (2) lots <br />from R-1, Single Family Residential to R, Rural to allow for the keeping of farm <br />animals. <br />• March 2015: Rezoning denied per Council Resolution No #15-21 due to spot zoning. <br />• August 24, 2015: Seventeen (17) parcels along Lake Drive (including Stanek's) were <br />rezoned to R, Rural per Ordinance No. 07-15. This allowed Stanek's to keep farm <br />animals <br />• October 19, 2015: Staff mailed a letter to the Stanek's regarding lot combination and <br />building permit requirements. The letter also included the one page Anoka County <br />form to combine the lots. <br />• November 4, 2015: Staff mailed another letter to Stanek's as follow up to October 19, <br />2015 code enforcement letter. <br />• December 7, 2015 Council Work Session: The lot combination requirement was <br />discussed again with City Council. <br />• December 11, 2015: Staff emailed Carol Stanek again regarding the lot combination <br />requirement. <br />• December 14, 2015: Carol Stanek responded to staff email stating "I will have my <br />attorney look at this and get back to you." <br />• May 9, 2022: Staff received a call from an individual interested in building a house on <br />6966 Lake Drive. <br />• May 10, 2022: 6966 Lake Drive listed on MLS realtor site. Staff mailed and emailed a <br />letter to the Stanek's noting requirement to combine lots and that 6966 Lake Drive <br />cannot be sold or developed separately. <br />• June 13, 2022: Stanek's submitted land use application for variance from lot <br />combination requirement. <br />City Zoning Ordinance <br />The lots are both zoned R, Rural. Per City Code Section 1007.080(2)(a) and (b), the required <br />minimum lot size is ten (10) gross acres and the minimum lot width is 330ft. Both lots are less <br />than 10 acres and are approximately 200 ft wide.
