These comments are based on the <br />following final plan sets and documents: <br />• Rehbein Site Development Prep, Grading Plan prepared by Ryan A+E, Inc., dated July <br />11, 2022, received July 11, 2022. <br />• ALTA/NPS Land Title Survey prepared by E.G. Rud & Sons, Inc., dated December 22, <br />2021, received July 11, 2022 <br />Applicant to respond to these comments in writing on this word document. Any changes to the <br />plans that are not associated with these comments shall be identified by either a summary in the <br />response or in the plans with a revision cloud or note. <br />Engineering <br />• General <br />The Rehbein Site Development Prep plan proposes to move fill material from the existing <br />Rehbein property in Centerville to two properties located on 21st Avenue S (PIDs #24-31- <br />22-24-0002 and #24-31-22-24-0009) for future building pads. The site will be accessed from <br />21 st Avenue S and Northern Lights Boulevard. The parcels being utilized for the earth <br />moving operation are approximately 17.69 acres in area. <br />Two fill stockpile locations are proposed. The proposed eastern stockpile will be <br />approximately 2.8 acres in area, will have a maximum height of 12 feet (maximum elevation <br />of 916), and will be approximately 33,000 cubic yards of fill material according to the plans. <br />The proposed western stockpile is proposed immediately adjacent to the stockpile from the <br />Rehbein Black Dirt CUP (CUP 2022-001), will be approximately 2.4 acres in area, will have <br />a maximum height of 10 feet (maximum elevation of 916), and will be approximately 32,000 <br />cubic yards of fill material according to the plans. <br />Comments: <br />1. No filling will be allowed in easement in Outlot A of the Clearwater Creek <br />Business Center Plat (PID 24-31-22-24-0009). <br />
