Your Construction and Development Partner www.andersoncompanies.us <br />ANDERSON <br />COMPANIES <br />August 5, 2022 <br />Planning and Zoning Board <br />City of Lino Lakes <br />600 Town Center Parkway <br />Lino Lakes, MN 55014 <br />RE: NW corner of Lake Dr and Main St Redevelopment <br />Board Members: <br />Anderson Companies is excited to discuss a potential redevelopment opportunity at Lake Dr and <br />Main St. Although we are still at the concept phase, much time and effort has gone into the <br />planning and vision for the property. Building off feedback from previous discussions, we <br />created a rough concept plan showing a project that we believe is executable in today's market <br />that balances the current market demand with the future uses desired by the city. Below is a <br />summary of our project to support, and bring clarity to, the concept plan. <br />PROPERTY OVERVIEW <br />Anderson Companies currently has two properties under contract totaling 9.1 acres. This <br />excludes the commercial property along Main St, and the two residential homes along Lake Dr. <br />Anderson has talked with the residential property owners and hopes to include their properties in <br />the overall development which is why the concept plan currently shows future development in <br />that area. An alternative plan would be created with less town homes if agreements on both <br />cannot be secured. <br />CONCEPT PLAN USES <br />We listened to the feedback from the previous plan that density would be a concern. We took a <br />pointed approach to adjust density so that there was a natural progression of uses to shield larger <br />buildings from single family homes and align with existing density restrictions. The 12 <br />townhomes (24 total units) to the north would be rental units and create a nice combination of <br />green space and single -story transition to the larger buildings further south. <br />The senior living buildings will be aligned to the main access point off Lake Dr. A three story, <br />70-unit, independent living would be along Lake Dr. Underground parking will be available for <br />residents and staff. On the west side of the site, a two-story 34 unit assisted living building runs <br />north to south. A single -story commons/amenity building will bridge together the independent <br />and assisted living buildings. <br />Additional greenspace would surround the senior components. <br />
