An existing commercial building occupies the south parcel. our development plan contemplates <br />a portion of the redeveloped parcel be reserved for future commercial development. Our <br />reserved property could be combined with the existing commercial property to create an <br />approximate 1.5-acre redeveloped property when future demand for commercial exists. <br />PROJECT DISCUSSION POINTS <br />Commercial Uses: Overall uses on the master plan contains a limited amount of commercial <br />which aligns with our experienced market demand. At this point, we have no commercial user to <br />include in an initial phase of the project. Instead of delaying the remainder of the project <br />indefinitely to secure a commercial user, we are interested in moving forward with the housing <br />portion now while reserving space for commercial use as shown on the concept plan. <br />Access: Traffic and access are an area of concern for the overall property. Currently, stripped <br />lines indicate right in, right out access only at all existing curb cuts. We would consolidate the <br />Lake Dr access points to line up with the commercial access on the east side of Lake Dr. Right <br />in Right out would be maintained at the southern boundary. Ideally, we would create an access <br />drive lining up with the city easement area along the western boundary. That access could be <br />shared with the commercial restaurant in lieu of the existing curb cut. Concerns about County <br />involvement and interest in revising access will need to be investigated. <br />Financials: Based on multiple economic and market factors, this project is only viable with <br />public financial support. Specifically, redevelopment tax increment financing and environmental <br />cleanup grants would need to be applied for and approved. <br />SUMMARY <br />The master plan provides a high-level view of what Anderson Companies vision is for the <br />properties. We acknowledge there are many details yet to be outlined. For example, more <br />surface parking will be needed for the senior living project; additional amenities will be <br />incorporated into the green spaces (i.e., trails, pickle ball courts, patio seating areas, etc); greater <br />detail into the internal access connectivity, among other things. Our interest today is to <br />determine if there is support for the density of shown uses and the need for funding assistance.
