The proposed residential development is located on a 5-acre parcel west of <br />CSAH 23 (Lake Drive) and south of Vicky Lane. The concept plan proposes 23 single <br />family detached townhome villas. The applicant is proposing varying lots sizes, <br />setbacks, and building design standards that would require PUD flexibility. <br />Future land use applications may include: <br />• Rezone property from R-1, Single Family Residential to PUD, Planned Unit <br />Development <br />• PUD Development Stage Plan/Preliminary Plat <br />• PUD Final Plan/Final Plat <br />This staff report is based on the following submittals: <br />• Applicant Narrative -Villas on Vicky <br />• House Elevations and Floor Plans <br />• Aerial Resource Map prepared by EG Rud & Sons, Inc. dated May 26, 2022 <br />• Concept Plan prepared by EG Rud & Sons, Inc. dated May 26, 2022 <br />ANALYSIS <br />Existing Conditions <br />The 4.91-acre parcel's existing land use is vacant rural residential. Land cover is long <br />grasses with sparse tree cover on upland soils. There are no wetlands or floodplain on <br />site. <br />Surrounding Zoning and Land Use <br />Surrounding land uses include single family homes and commercial (All Season Rental) <br />east of CSASH 23(Lake Drive). <br />
