2. The building design standards of the R-2 zoning district shall be used as the <br />starting baseline for each housing product in regards to floor area, utility area, <br />garages etc. <br />3. The houses do not appear to meet the minimum R-2 floor area requirements of <br />1,01 Osf less garage area plus additional 100sf for units without basements. <br />4. The garages do not appear to meet the minimum R-2 requirements in regards to <br />garage forward of house and length of garage wall. <br />5. The garages do not appear to meet the proposed 22' x 24' garage size zoning <br />requirements. <br />6. The applicant also submitted a house plan with a single car garage which staff <br />does not support. <br />7. Side yard patio doors exiting into a reduced 6.5ft side setback would not be <br />allowed because there is no room for a sidewalk, patio or deck. <br />Subdivision Ordinance <br />Blocks and Lots <br />The concept plan indicates 23 single family lots of varying sizes. Lots 1-4, Block 2 are <br />double frontage lots and require additional depth. Outlot A is the private drive and Outlot <br />B is for stormwater management. <br />Staff Comments: <br />1. An additional 10ft of street right-of-way shall be dedicated along CSAH 23 (Lake <br />Drive) near Lot 1. <br />Streets and Alleys <br />Vicky Lane is being realigned with Kelly Lane to eliminate the existing offset <br />intersection and provide more traffic safety along CSAH 23 (Lake Drive). The proposed <br />private drive is 26ft wide back to back. <br />Staff Comments: <br />1. Vicky Lane is a public street and shall be 30ft wide back to back. <br />2. No on -street parking shall be allowed on the private drive. <br />3. On -street parking on the realigned section of Vicky Lane shall be evaluated by the <br />City. <br />4. The private drive shall be owned and fully maintained by an HOA. <br />5. No additional parking spaces are provided on site. <br />6. A traffic study shall be required. <br />7. Southbound turn lanes from CSAH 23 (Lake Drive) onto Vicky Lane shall be <br />evaluated. <br />8. Northbound turn lanes from CSAH 23 (Lake Drive) onto Vicky Lane shall be <br />evaluated in the future in conjunction with reconstruction of CSAH 23. <br />Easements <br />C� <br />
