Environmental Review Record <br />An Environmental Assessment Worksheet (EAW) is not required. The proposed 23 <br />single family detached units are less than the 250 unattached unit threshold. <br />Wetlands <br />There are no wetlands on site. <br />Floodplain <br />There is no floodplain on site. <br />Shoreland District <br />The site is not located within the Shoreland Management Overlay District. <br />Additional City and Government Agency Review Comments <br />Anoka County <br />Anoka County Highway Department provided the following comments via email: <br />1. Extend the southbound CSAH 23 right turn lane to the new location of Vicky <br />Lane. <br />2. An additional 10 feet of right way along CSAH 23 as well along with right of <br />access outside of Vicky Lane. <br />Lino Lakes Public Safety <br />The Police Division recommends dedicated northbound and southbound turn lanes from <br />Lake Drive onto Vicky Lane. <br />The Fire Division recommends no parking on the private street. Vicky Lane would need <br />to be wider to allow parking. Hydrant locations will also need to be reviewed. <br />City Engineer <br />The City Engineer provided comments in the attached letter dated July 6, 2022. <br />Environmental Board <br />The Environmental Board reviewed the PUD Concept Plan on June 29, 2022. General <br />comments included the need for landscape buffer and screening, opening space, trail and <br />a more diverse mix of native plants. <br />Planning & Zoning Board <br />N. <br />
