10 <br /> <br /> <br />Note that the city native plant establishment requirements will be in effect for the areas <br />receiving native seed. <br /> <br />The sod and ground cover standards have been met. <br /> <br />Signage <br /> <br />A separate sign permit application shall be submitted prior to signage installation. It should be <br />noted that signage may be allowed on a detached canopy in lieu of wall signage on the <br />principal structure, provided that the individual canopy sign does not exceed more than twenty <br />(20) percent of the canopy facade facing a public right-of-way. <br /> <br />Impervious Surface Coverage <br /> <br />The allowed impervious surface coverage in the GB, General Business District is 75%. The <br />proposed impervious surface coverage 14% and is compliant. <br /> <br />Traffic Study <br /> <br />A Traffic Impact Analysis was prepared by SEH dated July 19, 2022. The study analyzed the <br />following intersections: <br /> <br />• Lake Drive at Pointcross Drive <br />• Lake Drive at Hodgson Road <br />• Hodgson Road at Existing Driveway <br /> <br />Trip Generation <br /> <br />Kwik Trip is expected to generate 2,380 new weekday daily trips. The AM peak is 7:15am to <br />8:15am and PM peak is 4:15pm to 5:15pm. The table below provides a detailed breakdown of <br />land use, peak trips, and pass-by trips. Pass-by trips occur when motorists already on the <br />highway system stop at the development site prior to continuing their intended route. <br /> <br /> <br />Level of Service <br />
