exceed 25 percent of the total floor area. Included within this use is the off -sale of malt liquor <br />produced on site in refillable growlers pursuant to M. S. §340A.285. <br />BREWER TAPROOM. Facility on the premises of, or adjacent to, a malt liquor beverage <br />production facility / brewery intended for the on -sale and consumption of malt liquor produced by <br />the brewer pursuant to M. S. §340A.26. A brewer taproom may include a restaurant. <br />BUFFER. The use of land, topography, difference in elevation, space, fences or landscape <br />plantings to screen or partially screen a use or property from another use or property or to shield <br />or mitigate noise, lights or other impacts. <br />BUFFER YARD. A strip of land utilized to screen or partially screen a use or property from <br />another use or property or to shield or mitigate noise, lights, or other impacts. <br />BUILDABLE AREA. The portion of a lot remaining after yards have been provided. <br />BUILDABLE LAND, CONTIGUOUS. Land area occurring within the lot lines of a parcel <br />or lot excluding wetlands and/or water bodies and not separated by those wetlands and/or <br />waterbodies. <br />BUILDING. Any structure having a roof supported by columns or walls and intended for <br />the shelter, housing or enclosure of any individual, animal, process, equipment, goods or materials <br />of any kind or nature. <br />BUILDING COVERAGE. The horizontal area measured within the outside of the exterior <br />walls and supporting columns of the ground floor of all principal and accessory buildings on a lot. <br />BUILDING HEIGHT. The vertical distance above a reference datum measured to the <br />highest point of the coping of a flat roof to the deck line of a mansard roof or to the average height <br />of the highest gable of a pitched or hipped roof. The height of a stepped or terraced building is the <br />maximum height of any segment of the building. The reference datum shall be selected by either <br />of the following, whichever yields a greater height of building: <br />(a) The elevation of the highest adjoining sidewalk or ground surface within a five (5) <br />foot horizontal distance of the exterior wall of the building when such sidewalk or ground surface <br />is not more than 10 feet above lowest grade. <br />(b) An elevation 10 feet higher than the lowest grade when the sidewalk or ground <br />surface described in (a) above is more than 10 feet above lowest grade. <br />BUILDING LINE. A line parallel to a lot line, street right of way, street easement, or the <br />ordinary high water level at the required setback which establishes the area within which the <br />principal structure must be constructed or located. <br />BUILDING, POLE. Any structure possessing the following characteristics: structural wood <br />poles or timbers buried in ground without footings or with individual footings; and metal wall <br />coverings hung in a manner that the wall coverings provide structural support for the wood frame. <br />Such definition shall not include or apply to decks, sign supports, earth retention structures, <br />14 <br />
