(b) Pose a substantial present or potential hazard to human health or the environment
<br />when improperly treated, stored, transported, disposed of, or otherwise managed. Categories of
<br />hazardous waste materials include, but are not limited to, explosives, flammable substances,
<br />oxidizers, poisons, irritants, and corrosives. Hazardous waste does not include source, special
<br />nuclear, or by-product material as defined by the Atomic Energy Act of 1954, as amended.
<br />HISTORIC SITE. A structure or area of land or water of historic, archaeological,
<br />paleontological or architectural value which has been designated as a historic site in the Federal
<br />Register of historical landmarks, the Minnesota Historical Society, or by a local governmental unit.
<br />HOME EXTENDED BUSINESS. A business conducted as part of a residential use which
<br />is beyond the limits and scope of activities for home occupations as defined by this subdivision.
<br />HOME OCCUPATION. Any activity by a resident carried out for business purposes and
<br />which activity is clearly incidental and secondary to the residential use of the premises, and which
<br />activity does not change the residential character thereof.
<br />HOMEOWNERS ASSOCIATION. A community association, other than a condominium
<br />association, which is organized in a development in which individual owners share common
<br />interests in open space or facilities.
<br />HORTICULTURE. The use of land for the growing or production for income of fruits;
<br />vegetables; flowers; nursery stock, including ornamental plants and trees; and cultured sod.
<br />Horticulture is a type of agricultural use.
<br />HOSPITALITY BUSINESS. An establishment offering transient lodging accommodations
<br />on a daily rate to the general public, leasable events, meeting or conference facilities, exhibition
<br />halls or other uses of similar character including hotels, motels, convention facilities, and hospices.
<br />HOUSEBOAT. A watercraft vessel having a super structure resembling a house, usually
<br />moored and designed and used as a dwelling.
<br />IMPERVIOUS SURFACE. A compacted surface or a surface covered with material (i.e.,
<br />gravel, asphalt, concrete, Class 5, etc.) that increases the depth of runoff compared to natural soils
<br />and land cover. This includes but is not limited to roads, driveways, parking areas, sidewalks and
<br />trails, patios, tennis courts, basketball courts, swimming pools, building roofs, covered decks, and
<br />other structures.
<br />INDIVIDUAL SEWAGE TREATMENT SYSTEM OR INDIVIDUAL SEWAGE
<br />DISPOSAL SYSTEM. A sewage treatment system, or part thereof, serving a dwelling, other
<br />establishment, or group thereof, and using sewage tanks followed by soil treatment and disposal
<br />or using advanced treatment devices that discharge below final grade. Individual sewage treatment
<br />system includes holding tanks and privies (per Minnesota Rules 7080).
<br />INDUSTRIAL PARK. A large tract of land that has been planned, developed and operated
<br />as an integrated facility for a number of individual industrial uses, with special attention to
<br />circulation, parking, utility needs, aesthetics, and compatibility.
