8 <br /> <br /> <br />1. The non-conforming use section has been revised for compliance with the 2009 changes <br />to MN Statute §462.357, Subd.1e. <br /> <br />2. The word “quadraminium” is not commonly used and has been replaced with the word <br />townhouse. <br /> <br />3. Provided a consistent standard across districts for garage sizes. Garages are intended to <br />provide space to store vehicles and other equipment. The intent is to provide enough <br />space within the garage and other accessory structures to contain all equipment in <br />addition to the vehicles. The existing minimum standard is 20 feet wide with a total size <br />of 440 square feet for single family, two family and townhomes. The draft ordinance has <br />increased the minimum size to 528 square feet. <br /> <br />4. Accessory buildings. Added language to note that no building permit is be required for <br />detached accessory buildings containing 200 sq. ft. in gross floor area or less to be <br />consistent with MN State Building Code. Such buildings will still require a Zoning <br />Permit to ensure compliance with Code standards. Additionally, we have added a section <br />to allow one detached accessory building under 120 square feet by right, which will not <br />be counted against the total number of allowed accessory structures in the district. <br /> <br />5. Added standards for carports. <br /> <br />6. Includes revised architecture standards which break down the classes of materials into <br />three classes for use on the building. <br /> <br />7. Added definitions to the landscape standards. The landscape section has not been <br />updated, but will be updated at a later date by city staff. <br /> <br />8. The Curb Cut/Driveway Width within rural and residential zoning districts was changed <br />from 26 feet in width to 28 feet. <br /> <br />9. Reviewed the parking standards and reformatted as a table to make it easier to read. <br />Modified some parking calculations to be consistent with current practices. <br /> <br />10. Added standards for private drives as a new Section 1007.046. This provides standards <br />for private drives to distinguish them from public streets, provide clear standards and <br />ensure that the homeowners association maintains them in perpetuity. <br /> <br />11. Changed the earth moving and land reclamation activities allowed by Section 1007.051 <br />from a conditional use permit (which runs with the land) to an interim use permit (which <br />includes a sunset clause). <br /> <br />12. Added new language for Wind Energy Conversion System (WECS) as Section 1007.060. <br />this provides standards to allow WECS as an accessory use. <br />
