The allowed impervious surface coverage in the GB, General Business District is 75%. The <br />proposed impervious surface coverage 66.8% and is compliant. <br />Traffic Study <br />A traffic study is not required. CSAH 23 (Lake Drive) is an A -Minor Reliever and has capacity <br />for the retail traffic. The site is part of a master planned development. <br />Environmental Assessment Worksheet <br />An environmental assessment is not required for the retail development. <br />Wetlands <br />There are no wetlands on site. <br />Shoreland Management Overlay District <br />The site is not within the shoreland district. <br />Floodplain <br />There is no FEMA floodplain on site. <br />Additional City and Government Agency Review Comments <br />Anoka County Highway Department <br />Anoka County Highway Department received the plans and did not have any comments. <br />Public Safety Comments <br />The Fire Division is requesting a hydrant in front of the business with the drive through. They <br />are also requesting the FDC be located on this side of the business as well. <br />The Police Division had no issues that needed to be addressed. <br />Environmental Board <br />The Environmental Board recommended approval of the development proposal at their August <br />31, 2022 meeting. <br />Planning & Zoning Board <br />The Planning & Zoning Board held a public hearing on September 14, 2022.
