Any future changes in use on this lot (Lot 2, Block 1, Lino Lakes Market Place 2na <br />Addition) shall be consistent with the permitted uses, accessory uses, and conditional <br />uses listed in the City's GB, General Business zoning district. <br />Agreements <br />Stormwater Maintenance Agreement <br />The stormwater facilities on the site will be privately maintained and a Declaration for <br />Maintenance of Stormwater Facilities will be required. <br />Development Agreement and Final Plat <br />The lot is not being subdivided; therefore, a development agreement is not required. <br />Site Improvement Performance Agreement <br />A Site Improvement Performance Agreement will be prepared by the City and shall be <br />executed. <br />Comprehensive Plan <br />Resource Management System <br />The Resource Management System Plan goal of preserving surface water quality is supported <br />by the construction of stormwater management BMP's such as curb, gutter, and porous <br />pavement. <br />Land Use Plan <br />The Comprehensive Plan guides this property for commercial use. The proposed retail <br />development is consistent with commercial land use. <br />Housing Plan <br />The goals and policies of Housing Plan are not negatively impacted by the retail development. <br />Transportation Plan <br />Goals of the Transportation Plan are to ensure that streets are as safe as possible and to reduce <br />unnecessary traffic. CSAH 23 (Lake Drive) is an A -Minor Reliever road and has structural <br />capacity to handle the traffic volume of the retail development. <br />Sanitary Sewer and Water Supply Plan <br />The building will be municipally served by an 8" sanitary sewer main and an 8" watermain <br />located along Market Place Drive. <br />10 <br />
