Chapter 5: Land Use and final master plan | 18 <br />CHAPTER 5: LAND USE AND FINAL MASTER PLAN <br />The land in the project area currently is designated for commercial, industrial and office/residential uses. A further description of the <br />zoning designations and land uses designations are provided below: <br />Current Zoning <br />The current zoning designations for the project area are General Business (southern parcels) and Rural Business Reserve (the remainder <br />of the site). <br />GB - GENERAL BUSINESS <br />R BR - RURAL/BUSINESS RESERVE <br />LEGEND <br />STUDY AREA <br />PARCELS <br />35E <br />14CENTERVILE HUGOMAIN STMAIN ST 24TH AVE24TH AVEAccording to the zoning ordinance, General Business allows for a wide variety of business uses including retail, service, and <br />semi-industrial uses. The uses may contain businesses which tend to serve other business and industry as well as those catering <br />to shoppers’ needs. <br /> <br />The zoning ordinance indicates the Rural Business Reserve district is intended to preserve a rural, very low density environment <br />until such time as the land is needed for commercial and industrial uses. Residents of this district can expect to fully use the land <br />for farming, grazing, animal husbandry, propagation of nursery stock, gardening, and other traditional rural uses. In addition, the <br />district is meant to prevent incursion of those land uses that would adversely affect or diminish the rural character of the land. <br />In particular, subdivisions of land for residential purposes as well as commercial and industrial uses without access to suitable <br />infrastructure is not to be permitted. It should be noted that the City is currently in the process of amending the zoning ordinance <br />at the time of this master plan creation and the Rural Business Reserve district will eventually be eliminated. The new zoning <br />designation for these properties will be R, Rural, until such time as they are developed. The new Rural district generally has the <br />same uses as the Rural Business Reserve district.
