Commercial areas are identified along <br />major roadways within the City, as these corridors will provide higher traffic volumes and visibility to support commercial uses. <br />The provision of additional commercial areas will increase employment opportunities for residents of the community and will <br />also increase the city’s tax base and relieve pressure on residential property taxes. Creating commercial areas around the city will <br />provide convenient retail opportunities for residents of all neighborhoods. <br /> <br />“Business Campus” is a new designation in the 2040 Plan Update. The purpose of this new designation is to provide for the high- <br />quality, integrated development of a wide range of business uses at high visibility locations, particularly the area near the I-35E and <br />I-35W corridors and interchanges. These areas will create a strong image for the city and serve primarily as employment centers, <br />with office, service, research and development, data centers and light industrial uses. Warehousing and outdoor storage would <br />be limited, as accessory to these primary uses. Other uses would include those that support the businesses and their employees, <br />such as convenience retail or services, hotels, restaurants, daycare facilities, banks or other financial institutions, and park and <br />ride facilities. Additional uses may include destination uses that have a market draw beyond the local area, such as entertainment, <br />public institutions or non-profit or semi-public facilities. A master plan/ PUD plan will ensure a cohesive development pattern, and <br />provide standards for good aesthetics and architectural quality, while protecting the natural resources of the area <br /> <br />The Office Residential land use category provides for office and business uses and residential units at a density of 4.0 to 6.0 units <br />per acre. Residential development is not required but should not exceed 50% of the land area.
