PUBLIC HEARING: 601 Apollo Drive Retail Text Amendment <br /> <br />Ms. Larsen, City Planner, presented the staff report. <br />The applicant, 601 Apollo Drive Retail Text Amendment ordinance # 03-05 is our <br />Marketplace PDO design guidelines. It is proposed to change the lot use from a bank <br />to a retail development for a proposed dental clinic and coffee shop. The site is 1.32 <br />acres and has been graded and pad ready. The property is zoned GB with the PDO <br />overlay. Ms. Larsen reviewed the 2005 PDO Site Plan stating the original plan was <br />for a 4,500 square ft. bank. In order to now have a different product there we have to <br />go through the formal process of amending the ordinance. The applicant has <br />submitted a draft of a third amendment to the operation easement agreement. <br /> <br />Board Comments <br /> <br />Mr. Laden asked if we have what the exact Text Amendment change will be? <br /> <br />Ms. Larsen stated she is proposing a text amendment to ordinance 03-05, the <br />Marketplace PDO overlay design guidelines. <br /> <br />Mr. Laden would like it to cover a broader description to circumvent going through <br />this process each time. <br /> <br />Mr. Laden did not want to be locked into a type of business that would be there. <br /> <br />Mr. Laden also stated he did not think we needed to require the cornice on the <br />building and Vice Chairman Root agreed. <br /> <br />The board discussed the color of the proposed building and the direction it was <br />facing. <br /> <br />Vice Chairman Root asked about the color and the PDO guidelines. He did not think <br />it fit in well. Ms. Larsen said this could be covered in the PDO amendment. <br /> <br />Chairman Root declared the Public Hearing open at 6:52 p.m. <br /> <br />There was no one present for the public hearing. <br />
