Planning & Zoning Board
February 8, 2023
Page 4

APPROVED MINUTES

Mr. Root asked if changing the density would be just for this parcel. Ms. Larsen stated
that was correct.

Mr. Evenson asked what the estimated cost of the houses were. The developer, Jon
Blattman, 4247 117th Avenue NE, Blaine MN, stated they would start in the low
$400,000 range.

Mr. Blattman discussed the reason for the density request. Mr. Evenson asked if twin
homes could go into this development. Mr. Blattman believes building twin homes
would not achieve the density that the City is looking for.

Ms. Larsen asked questions to receive feedback regarding the development. The Board
agreed to adding infill, the concept of custom built homes, creative use of land and Vicky
Lane realignment would be beneficial to the City. The Board was also in agreement of
the PUD rezoning, comp plan amendment to lower the density by one degree, holding a
neighborhood meeting and decreasing the size of the garage.

7.
