8 <br /> <br />Shoreland District <br /> <br />The property is not located within the Shoreland District. <br /> <br />Floodplain <br /> <br />There are no floodplains located on site. <br /> <br />Comprehensive Plan <br /> <br />Resource Management System <br /> <br />The Resource Management System Plan goal of preserving surface water quality is supported <br />by the construction of stormwater management BMP’s such as curb, gutter and infiltration <br />basins. <br /> <br />Land Use Plan <br /> <br />The Comprehensive Plan guides this property for civic use. The proposed tennis court and <br />parking lot reconstruction are consistent with civic (school) land use. <br /> <br />Housing Plan <br /> <br />The goals and policies of Housing Plan are not negatively impacted by the proposed project. A <br />6 feet high privacy fence with landscaping is provided between the parking lot and the adjacent <br />rear residential lot lines. <br /> <br />Transportation Plan <br /> <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible. Elm <br />Street is a local road and is capable of handling the additional traffic volume generated by the <br />five (5) additional parking spaces. <br /> <br />Sanitary Sewer and Water Supply Plan <br /> <br />The tennis court and parking lot do not require municipal water or sanitary sewer utilities. <br /> <br />Additional City and Government Agency Review Comments <br /> <br />Anoka County Highway Department <br /> <br />Elm Street is a local road. Anoka County Highway Department did not need to review. <br /> <br />Public Safety Comments <br /> <br />The Fire and Police Divisions reviewed the plans and had no issues that needed to be <br />addressed. <br />
