6 Open Areas Landscape Standards The purpose of these standards is to provide general site beautification and high aesthetic quality with a mix of plant materials in open areas. Open area landscape standards call for 1 large tree and 2 large shrubs per 2500 sf. Required for 40,000 square feet of open space: 16 large trees 32 large shrubs Provided: 31 large trees 56 large shrubs Existing trees provide 12 large trees of credit. New conifers along the south, east, and north perimeters provide 19 large trees of credit. 26 Cardinal dogwood shrubs along the east perimeter provide 26 large shrubs of credit. One large tree can be substituted for every two large shrubs. The additional 15 large trees provided count for 30 large shrubs. Open Areas Landscape Standards have been met. Buffer and Screen Standards The purpose of this requirement is to separate and buffer different land use types, screen roads and parking, and screen utility and loading areas. Continuous, year-round planting screens require, at the minimum, a double row of plants with triangulated spacing. The buffer and screen standards call for a 30-inch double triangulated row of plants for the north parking lot perimeter. There are 46 large shrubs planned for the north parking lot perimeter. These shrubs are in a single row. A double triangulated row is needed to meet the requirement. It appears that the requirement could be met by adjusting the placement of these 46 shrubs without adding additional plants. Buffer and Screen Standards have not been met. Canopy Cover Canopy cover standards call for a minimum of 40% canopy coverage. Canopy coverage values are calculated per tree based on the anticipated size 15 years after planting, and the distance to hardscape edge from the planting location. Vehicular hardscape planned: 23,000 sq. ft.
