The Preliminary Plat for Milestones Addition shows a future parking lot west of the proposed daycare facility. This would impact the placement of 4 trees currently providing canopy cover. To account for future development of Outlot A in Milestones Addition, it is recommended that these 4 trees be moved to areas that will not be impacted by future construction. The entrance road and south infiltration basin seem to have ample space to accommodate these 4 trees. Foundation Landscaping The purpose of these standards is to soften and enhance building architecture, define access points, add color and seasonal interest, and to blend buildings in with the natural environment. These standards apply to building fronts and sides facing public or private streets. 2 large trees and 6 large shrubs are required per 100 linear feet of building. These plants should be within 30 feet of the building. The following substitutions are allowable: 1 large tree = 1.5 medium or 2 small trees 1 large shrub = 1.5 medium or 3 small shrubs Typically, the foundation plant materials must be planted within 30 feet of the building face where the requirement applies. The applicable building faces are the west, north, and south. The ordinance does allow for flexible planting locations where service areas or other constraints make the standards difficult to meet. In this case, due to the layout of the play areas, it is reasonable to allow the plantings to be outside of the applicable building face, though the building faces associated with the play area still must be counted in the linear feet of foundation.
