Seed <br />may be provided in lieu of sod in certain cases, including when the area is adjacent to <br />natural areas or wetlands. <br /> <br />The Turf Establishment Plan calls for Mn DOT 32-261 for the infiltration basins and Mn <br />DOT 25-131, a low-maintenance, salt, shade, and drought tolerant mix for the rest of the <br />turf on site. Mn DOT 32-261 should be changed to Mn DOT 33-261. <br /> <br />Six (6) inches of topsoil are planned for all turf establishment areas. <br /> <br />Category 3 erosion control blanket is noted for the areas with steeper slopes on the east <br />portion of the site. This should be updated to reflect the 2020 Mn DOT specifications to <br />ensure that there is no confusion. The City requires natural net erosion blanket. <br /> <br />Signage <br /> <br />A separate Sign Permit Application with detailed sign information is required for any <br />permanent or temporary signage. <br /> <br />Impervious Surface Coverage <br /> <br />The allowed maximum impervious surface coverage per lot in the GB, General Business <br />District is 75%. Per Sheet C2.1, Site Plan, Lot 1 has 52% impervious surface and is <br />compliant. <br /> <br />Traffic Study <br /> <br />In August 2020, Anoka County Highway Department completed a CSAH 23 Preliminary <br />Traffic Analysis from Lexington Avenue to Main Street. The analysis included the <br />intersection of CSAH 23 and Apollo Drive. The intersection currently operates at a Level <br />of Service (LOS) D and is expected to operate the same in 2040. Per the applicant’s <br />narrative, the daycare typically has 150 cars in the morning and 150 cars in the afternoon
