178 E 9TH STREET | SUITE 200 | SAINT PAUL, MN | 55101 | 651.286.8450 | WSBENG.COM Memorandum <br />To: Katie Larsen, Lino Lakes City Planner <br />From: Kris Keller PE, WSB <br />Diane Hankee PE, Lino Lakes City Engineer <br />Date: June 7, 2023 <br />Re: Bluebill Ponds 2nd Addition <br />Final Plat & Construction Plan Review <br />022860-000 <br />As requested by City staff, WSB reviewed the Final Plat and Construction Plans for the Bluebill <br />Ponds 2nd Addition in Lino Lakes, MN, prepared by Plowe Engineering and received May 9, 2023. <br />Our comments were made on the following documents: <br />•Bluebill Ponds 2nd Addition Plat prepared by Kurth Surveying, received May 9, 2023. <br />•Bluebill Ponds 2nd Addition Grading, Utility and Street Construction Plans prepared by <br />Plowe Engineering, dated May 5, 2023, received May 9, 2023. <br />•Bluebill Ponds 2nd Addition Plowe Engineering, dated May 5, 2023, received May 9, <br />2023. <br />The following review comments should be responded to in writing by the applicant. <br />Engineering <br />•Grading <br />The Bluebill Ponds 2nd Addition grading consists of grading the original Outlot A from <br />Bluebill Ponds to create a single-family lot. <br />Comments: <br />1.The proposed 909 contour is shown midway across the back of the house <br />where the lowest opening is proposed at 908.6 <br />•The building pad will need to be raised or the grade will need to be held <br />up to allow for adequate drainage away from the house in the back <br />2.Include the driveway grade on the plan <br />3.The overflow for the depression, currently shown at 906.30, should be at or <br />slightly below 906.25 per the proposed contours <br />•Stormwater Management <br />Stormwater management for the site was addressed as part of the original Bluebill Ponds <br />development. No additional water treatment is required with the site. <br />Attachment 2: City Engineer Memo dated June 7, 2023
