Ms. Katie Larsen <br />06/07/2023 <br />Page 2 <br />Bluebill Ponds 2nd Addition Engineering Review <br />•Water Supply <br />The proposed water will be supplied by the existing 1-inch Type K copper service extended <br />to the lot. <br />Comments: <br />1.Verify that existing utility service stubs are located where shown on the <br />plans. Locations differ from City as-built <br />•Sanitary Sewer <br />The proposed sanitary sewer will be supplied by the existing 4-inch diameter Schedule 40 <br />PVC service pipe extended to the lot. <br />Comments: <br />1.Verify that existing utility service stubs are located where shown on the <br />plans. Locations differ from City as-built <br />•Transportation <br />There is no impact to traffic or roads as this plat contains the development of one single <br />family lot which will not generate significant traffic. Woodduck Lane can handle the <br />additional traffic volume produced by the single-family lot. <br />Trails and sidewalks <br />Private trails have evolved over time within and across the site that can be removed. <br />The City has no plans to extend trails or sidewalks across the site at this time. <br />•Wetlands and Mitigation Plan <br />Wetlands and mitigation plan reviewed during the original Bluebill Ponds Addition. There <br />are no proposed wetland impacts on the Bluebill Ponds 2nd Addition plat. <br />•Landscaping <br />The site is proposing removing three trees as part of constructing the building pad. All <br />remaining trees are shown as being protected with site grading. The Bluebill Ponds 2nd <br />Addition Site Landscape Plan has been reviewed by staff and the City’s Environmental <br />Coordinator. The Environmental Coordinator will provide separate comments. <br />•Floodplain <br />The Bluebill Ponds 2nd Addition does not impact the existing floodplain. <br />•Drainage and Utility Easements <br />The current Outlot A from the original Bluebill Ponds Addition includes standard drainage <br />and utility easements (10’ front and back; 5’ sides). <br />Comments:
