Ms. Katie Larsen <br />06/07/2023 <br />Page 2 <br />Watermark 6th Addition Engineering Review <br />•Direct drainage to the east and west along the side lot lines of Lot 1 <br />Block 4 and Lot 1 Block 5 <br />•Future development will remove the retaining wall and match into the <br />high side grades <br />•Stormwater Management <br />Stormwater management for the Watermark 6th Addition was reviewed and approved with <br />the Watermark 4th Addition and the phase 3 grading. This was in coordination with the <br />RCWD permit approvals. A RCWD permit is in place for the remainder of the development <br />phases in conformance with the preliminary plat. Any changes to proposed future <br />development phases would require an amendment to the permits. The stormwater system <br />includes a storm sewer conveyance system and rear yard drainage systems. Lennar has <br />rerouted the ACD systems with through the previous grading permits. Associated <br />easements and restrictions will addressed as development phases proceed. <br />Comments: <br />1.Rainy Lane will be designed as a Municipal State Aid street and thus the <br />stormwater catch basin spacing shall meeting minimum spread and run by <br />requirements. <br />2.Applicant to confirm is rear yard drainage system can be within Anoka Co <br />Ditch easement/that close to drain tile line. <br />3.Note on plans to coordinate with the property owner (7590 20th Ave) and <br />show storm sewer/draintile connections. <br />•Water Supply <br />The proposed water system extension is consistent with the preliminary plat. This addition <br />of the development is being served by either 12- inch or 8- inch diameter ductile iron pipe <br />(DIP) water main with 1-inch Type K copper services being extended to each lot. A future <br />stub that is fused PVC C900 is being directionally drilled and extended under 20th Ave/ <br />CSAH 54 <br />Comments: <br />1.The applicant shall space all fire hydrants at a maximum distance of 400 feet <br />2. The future stub being directionally drilled and extended under 20th Ave/ <br />CSAH 54 will need to be reviewed and approved by the County. <br />•Construction will need to be coordinated with the County and a County <br />permit will need to be obtained and provided to the City prior to the start <br />of work <br />3.Maintain minimum 18” separation from storm sewer to watermain. <br />•Insulate between storm sewer and watermain where separation is less <br />than 36” <br />•Sanitary Sewer
