Note, wetland restoration work to be completed and documentation <br />submitted to the City. <br />•Landscaping <br />The Watermark 6th Addition Site Landscape Plan has been reviewed by staff and the City’s <br />Environmental Coordinator. The Environmental Coordinator will provide separate comments. <br />Comments: <br />1.Trees shall not be placed over utility pipes. Applicant to review boulevard <br />tree locations to make sure they are planted an adequate distance (ideally <br />10 ft) from water and sanitary services. <br />2.Elevated landscaping (fences, trees, shrubs, etc.) will need to be kept out of <br />the sight triangles at each of the intersections <br />•Floodplain <br />The Watermark 6th Addition does not impact the existing floodplain. <br />•Drainage and Utility Easements <br />Roadways are proposed within right-of-way and lots include standard drainage and utility <br />easements. Larger drainage and utility easements are provided over surface water <br />management features as required. <br />Comments: <br />1.Applicant to provide confirmation that RCWD will allow storm sewer pipe <br />within their draintile easement along the northern development line. <br />2.We recommend a deed restriction on the RCWD/Anoka County ditch <br />easement. <br />3.On the plat, define the right of way for Rainy Lane as 66’ that is centered 33’ <br />and 33’. <br />•Development Agreement
