The site is located just northwest of the intersection of 35E and Main <br />Street (County State Aid Highway 14). Revisions to the northeast corner of the site <br />include reduced lot sizes, increased open space area, and improved connectivity to a <br />private park. <br /> <br />This staff report is based on review of the following submittals prepared by Carlson <br />McCain: <br /> <br />• Land Use Plan dated 6-02-23. <br />• Land Use Plan dated 8-27-18. <br />• Site Plan date 6-12-23. <br />• Site Landscape Plan dated 6-12-23. <br />• Tree Preservation Plan dated 8-27-18. <br />• Preliminary Grading and Erosion Control Plan dated 9-17-18. <br /> <br /> <br />ANALYSIS <br /> <br />The Preliminary Plat Amendment includes reducing lot sizes in the northeast corner of <br />the project site while maintaining the same number of lots overall (864 lots). The <br />reduction in lot sizes results in the addition of approximately 2.7 acres (117,994 sq ft) of <br />public open space in Outlot E.
