2

The amendment also includes shifting a 1.06 acre private park to the south, improving
connectivity to the trail system and open space area.

LANDSCAPE PLAN

The revised landscape plan does not include any significant changes, aside from the
addition of approximately 2.7 acres of open space. This area will be seeded with Mn
DOT 35-641, a mesic prairie seed mix.

Trees will be preserved along the east perimeter of the site heading from the northeast
corner to a point even with the southern tip of Pond 1100. These trees will require tree
protection fence.

RECOMMENDATIONS

Staff recommends the Watermark PUD Amendment #4 Preliminary Plat be forwarded to
the Planning and Zoning Board and City Council with the following comments:

1. All trees added to Outlot E should be changed to fire-tolerant species to allow for
future management of native plant areas with fire. Plants within the HOA park
area can remain as is because the area will be sodded.

2. For all trees to be preserved, tree protection fence should be installed in
accordance with the City Tree Protection Fence detail. This pertains to the line of
trees on the east perimeter heading from the northeast corner of the site to the
southern tip of Pond 1100.

3. Tree protection fence should be shown on the Preliminary Grading and Erosion
Control Plan (sheets 35 and 42) and future grading plans.

4. Silt fence is shown for perimeter control along the east perimeter. Biologs should
be used for perimeter control along the east tree line heading from the northeast
corner of the site south to the a point even with the southern tip of Pond 1100.
This will minimize impact to the tree roots.

5. Native seeded areas must meet City Native Plant Establishment Requirements.
This should be noted in the Site Landscape Plan Details (Sheet L6).

6. Three crabapples in the right of way in front of Block 28, lots 3 and 4, should be
switched to a single boulevard tree.
