Applicant to submit detailed plans <br />showing the grading in these areas. <br />(5/19/23) Ramps will be ADA compliant. Elevations shown in plans <br />6.(5/3/2023) Staff recommend that all sidewalks are 5-ft in width. <br />(5/19/23) No comment <br />7.(7/28/2023) The applicant should include a future year analysis based their <br />future development and the city’s land use plan. <br />8.(7/28/2023) With a large portion of the traffic (50%) to and from the north on <br />Apollo Drive, que lengths, including background traffic, should be provided/ <br />evaluated for the west to north bound right turn movement from Lilac Street to <br />Apollo Drive and for the south to east bound left turn movement from Apollo <br />Drive to Lilac Street. <br />9.(7/28/2023) The applicant shall show the roadway removals /reconstruction on <br />the plans for both Apollo Drive and Lilac Street. <br />Wetlands and Mitigation Plan <br />There are no known existing wetlands on the site . <br />Landscaping <br />Landscaping plans were provided as part of the submittal. The City’s Environmental <br />Coordinator to review landscaping and provide in-depth comments. <br />Comments: <br />1.(5/3/2023) Staff recommend adjusting landscaping so that no trees are planted <br />over utility pipes. Trees are not allowed to be planted within the HWL of the <br />infiltration basins. <br />2.(5/3/2023) Applicant to show the locations of the proposed utilities on the <br />landscape plan. <br />(5/19/23) Comment will remain until the information is provided. <br />3.(5/3/2023) Applicant to review need for inlet protection along Apollo Drive <br />(CSAH 12). <br />4.(5/3/2023) Applicant to rectify difference between seeding shown on Sheet L1 <br />and detail on Sheet C8. It is unclear if the north infiltration basin will have <br />seeding or not. <br />(5/19/23) The north infiltration basin will be seeded with MnDOT seed mix 33 - <br />261. The landscaping plan supersedes the turf establishment plan. I can <br />eliminate the turf establishment plan from the civil plans if it will be less <br />confusing. <br />(5/19/23) That clarification is enough, no need to remove the turf <br />establishment plan sheet. <br />Floodplain <br />There are no existing floodplains on the site.
