Ms. Katie Larsen <br />07/28/2023 <br />Page 7 <br />Milestones Addition & Lil Explorers Childcare Center Engineering Review <br />Drainage and Utility Easements <br />The Milestones Addition preliminary plat creates two lots (Lot 1 Block 1 and Outlot A) on <br />the existing property. Per City Code, the City requires 10-ft wide drainage and utility (D&U) <br />easements along plat boundaries and along lot lines. Drainage and utility easements are <br />proposed over the two infiltration basins and along the lot lines. <br />The applicant is proposing to dedicate 33 feet of right-of-way along Lilac Street. <br />Comments: <br />1.(5/3/2023) Applicant to provide a D&U easement at least 20 f eet in width over the <br />8-inch diameter water main. The easement shall also encompass the curb stop for <br />the childcare center building. <br />(5/19/23) Easement added <br />2.(5/3/2023) Applicant to work with Anoka County on right-of-way width along Apollo <br />Drive (CSAH 12). <br />(5/19/23) Additional right of way provided <br />Development Agreement <br />A Development Agreement will be required with the final plat. <br />Grading Agreement <br />Grading agreement not required. <br />Stormwater Maintenance Agreement <br />The stormwater facilities will be privately maintained and a Declaration for Maintenance of <br />Stormwater Facilities will be required. Both the Rice Creek Watershed District (RCWD) and <br />the City of Lino Lakes shall be parties to the Declaration.
