Ms. Katie Larsen <br />07/05/2023 <br />Page 2 <br />Lino Lake Tech Center Engineering Review <br />•Stormwater Management <br />The stormwater management for Lino Lakes Tech Center consists of a pond expansion on <br />the west side of the parcel. <br />Comments: <br />1.The applicant shall provide an updated Stormwater Management Report <br />demonstrating the appropriate sizing and treatment for the expansion. <br />•Water Supply <br />Utilities are not proposed or shown for the site. The applicant will be required to extend <br />water from the adjacent site. <br />Comments: <br />1.Applicant to provide a utility plan for the site meeting City requirements. <br />2.We recommend that the City Deputy Director of Public Safety-Fire Division review the <br />proposed plan when submitted <br />•Sanitary Sewer <br />Utilities are not proposed or shown for the site. Sanitary sewer maybe required <br />depending on use. <br />•Transportation <br />Lino Lakes Tech Center proposes connecting to the existing storage site to the north for <br />access off of Park Court with paved private access to each of the units throughout the <br />site. The 2003 EAW analyzed this parcel as a light industrial user with two (2) <br />professional office buildings totally 28,800 sf. The existing mini self-storage facility <br />together with the Tech Center will produce less traffic than two professional office <br />buildings and therefore, is consistent with the EAW findings. No adverse traffic impacts <br />are anticipated and a traffic study is not required. <br />There should be no site access off o Lake Drive per Anoka County Access Policy. <br />Comments: <br />1.Vehicle access through the existing storage facility is a concern. We recommend <br />additional evaluation. <br />2.The applicant shall provide a pavement removal/replacement and site plans <br />3.The applicant shall note if curb & gutter will be used <br />•Wetlands and Mitigation Plan <br />Wetlands are shown on the existing survey for the site. <br />Comments: <br />1.The existing wetland is not in the Wetland Mapping Corridor (WMC) <br />a.Show and call out the required minimum 10' wetland buffer size. <br />•Landscaping
