Motion seconded by Mr. Kohler. Open mike was <br />closed at 6:36 p.m. Motion carried 5 – 0. <br /> <br />6. ACTION ITEMS <br /> <br />A. Public Hearing for Watermark PUD Amendment #4 – PUD Development Stage <br />Plan/Preliminary Plat and Land Use Plan <br /> <br />Ms. Larsen presented the staff report. <br /> <br />The applicant, U.S. Home, LLC, submitted a Land Use Application for Watermark PUD <br />Amendment #4 - PUD Development Stage Plan/Preliminary Plat and Land Use Plan <br />hereafter referred to as PUD Amendment #4. They are proposing an amendment to the <br />north end of Watermark residential development in regards to lot sizes and housing <br />products. The total number of housing units remains 864 and does not change. Staff, <br />Boards, and Council provided feedback on three (3) different Concept Plans from <br />October 2022 to April 2023. <br /> <br />Mr. Laden asked if there would be any changes to the houses architecture. Ms. Larsen <br />replied that there would be no changes and the houses still meet all the architectural <br />requirements. <br /> <br />Chair Root expressed concerns that over 55 lots are below the R2 level and asked what <br />the tradeoff is from having smaller lots and more open space. <br /> <br />Ms. Larsen suggested that the Board should discuss whether they prefer four more acres <br />of open space or bigger lots. <br /> <br />The applicant, Josh Metzer, with Lennar, presented his comments for the Watermark <br />PUD Amendment #4 to the Board. <br /> <br />Mr. Metzer explained that the two car villas are no longer selling, so they decided to <br />develop smaller single-family homes to make it successful. He also said these products <br />are unique to the Watermark development. <br /> <br />Mr. Evenson asked for clarification between the previous plat and the amended plat, he <br />also asked if there is more diversity than the previous plat. <br />
