2 <br /> <br />• June 12, 2023: Resolution No. 23-54 Approving Conditional Use Permit for <br />commercial daycare facility. <br /> <br />This staff report provides a comparison of the approved preliminary plat and daycare site plan <br />and the proposed final plat and revised site plans. Changes in the plans are either narratively <br />described or shown as strikethrough (deletions) or underline (additions). Overall, the final plat <br />is consistent with the preliminary plat. <br /> <br />ANALYSIS <br /> <br />Existing Site Conditions <br /> <br />The 4.5 acre site is located south of Apollo Drive and north of Lilac Street. The site is <br />currently vacant commercial land with trees and long grasses. Elevations range from 906EL on <br />the west side to 914EL on the east side of site. The soils are poorly graded sands with silt. <br />Free water was not observed in any of the borings. <br /> <br />Zoning and Land Use <br /> <br />The parcel is zoned GB, General Business and allows for commercial day care facilities with an <br />approved conditional use permit.
