9 <br /> <br />The south and east lot lines adjoin other industrial properties. Staff recommends an 8ft <br />tall opaque white vinyl privacy fence to match existing be installed along the south and <br />east perimeters of the outdoor storage area. The existing 8ft tall fence along the south <br />side of the existing outdoor storage could be relocated further south to save costs. Staff <br />would support waiving the additional planting requirements. <br /> <br />3. The entire storage area is fenced and secured in an appropriate manner. <br /> <br />The proposed storage area is fenced and secured by a 6 ft tall fence; however, the plans <br />shall be revised per comments detailed in this staff report. <br /> <br />4. The storage area is blacktopped or concrete surfaced. <br /> <br />The proposed outdoor storage area will be paved with asphalt. <br /> <br />5. The storage area does not take up parking space or loading space as <br />required for conformity to this ordinance and is not located in the front yard. <br /> <br />The proposed outdoor storage area does not impact off-street parking requirements. <br /> <br />6. The property shall not abut I-35W or I-35E. <br /> <br />The property does not abut I-35W or I-35E. <br /> <br />7. The ratio of storage area to building footprint shall not exceed 1:1. <br /> <br />The building footprint is 3.22 acres; therefore, a maximum 3.22 acres of storage area is <br />allowed. <br /> <br />The current outdoor storage area is 1.29 acres and the proposed outdoor storage area is <br />2.06 acres. This would bring the total outdoor storage area for the site to 3.35 acres, <br />which is larger than what is currently allowed. The plans, narrative, drainage <br />calculations, etc. shall be revised. <br /> <br />8. All parking, loading and truck staging activities shall occur on site. On- <br />street parking and loading associated with the use is prohibited. <br /> <br />No on-street parking or loading is proposed. <br /> <br />9. Storage shall not include material considered hazardous under Federal or <br />State Environmental Law. <br /> <br />No additional comment. <br />
