3 <br /> <br />Wetlands <br /> <br />Thirteen wetlands were delineated on site. There are 7.17 acres of wetland shown on the <br />wetland exhibit, with 1.14 acres of wetland impact. Some of the delineated wetlands are <br />in the Rice Creek Watershed District (RCWD) Wetland Management Corridor. Wetlands <br />preserved on site will have to meet RCWD and City buffer requirements. Impacts will <br />require mitigation and will be reviewed by RCWD. <br /> <br />Buffers and impacts are shown on the concept plan. <br /> <br />Greenway System, Parks and Trails <br /> <br />The 2040 Comprehensive Plan does show areas of value for natural resource <br />conservation related to wetlands on the site. A community park is also shown on the <br />parcel, but these locations are approximate. The Park Board will be providing a <br />recommendation related to the Council on potential park location. <br /> <br />Trails establishing a linear greenway should be incorporated into future plans that include <br />connectivity to the north, east, south, and west of the project site. <br /> <br /> <br />Alternative Urban Areawide Review (AUAR) Considerations <br /> <br />The site is not within the 2005 I-35E Corridor AUAR environmental review boundary. <br /> <br /> <br />Drinking Water Protection <br /> <br />The site is not within the Drinking Water Supply Management Area (DWSMA). <br /> <br /> <br />Landscape Plan <br /> <br />A landscape plan must be submitted at Preliminary Plat phase. <br /> <br />Any plantings planned for outlot and natural areas must include native species. <br /> <br />Applicant should consider restoration of upland and wetland areas as a community <br />benefit. <br /> <br /> <br /> <br /> <br /> <br /> <br />
