2 <br /> <br />ANALYSIS <br /> <br />General Site Characteristics <br /> <br />The 59.3 acre site is wooded with aspens and oaks dominating the canopy. Several <br />wetlands were delineated on site, included wetlands in the Rice Creek Watershed District <br />Wetland Management Corridor. The site is relatively flat with elevations ranging from <br />904 to 908 feet mean sea level. A natural gas pipeline and easement runs from the <br />northeast corner to the southwest perimeter. <br /> <br /> <br />Land Cover <br /> <br />Pre-settlement land cover (Marschner) was aspen oak land and oak openings and barrens. <br /> <br />Current land cover (Minnesota Land Cover Classification System) on the site includes: <br />Aspen forest on saturated soils, coniferous trees on upland soils, dry prairie barrens <br />subtype, long grasses on upland soils, saturated altered/non-native dominated graminoid <br />vegetation, and oak forest dry subtype. <br /> <br /> <br />Rare, Unique, or Significant Resources <br /> <br />Rare plants and animals have been observed in or near the project area in the past. A rare <br />plant and animal survey must be completed. <br /> <br />These surveys may lead to additional requirements to avoid/minimize impact and <br />facilitate protection for any rare, endangered, threatened, or special concern species. <br /> <br /> <br />Stormwater Management <br /> <br />The concept plan includes four stormwater ponds. A stormwater management plan must <br />be submitted at the Preliminary Plat phase. <br /> <br /> <br />Flood Plain <br /> <br />There does not appear to be floodplain on site. <br /> <br /> <br />Shoreland District <br /> <br />The site is not within Shoreland District. <br /> <br />
