The original site was 232 gross acres (approximately 100 acres upland and <br />132 acres wetlands/conservation easements) and 278 single family units were proposed. <br />A mandatory Environmental Assessment Worksheet (EAW) was prepared because the <br />278 housing units exceeded the 250 housing unit Environmental Review Record (ERR) <br />threshold. It was determined the project did not have the potential for significant <br />environmental effects and the Council passed Resolution No. 07-06 making a Negative <br />Declaration on the Need for an EIS. <br /> <br />The original project did not materialize past the EAW process due to the decline in the <br />housing market and no preliminary plat was ever submitted. A smaller phase of Natures <br />Refuge was approved in January 2022 with 60 single family units on 95 gross acres.
