3 <br />Current Proposal <br /> <br />The applicant is proposing the following mix of residential lot widths and housing unit <br />types: <br /> <br />Housing Type Lot Width # Units <br />Large Single Family Lots = 80 ft 9 <br />Single Family Lots = 65 ft 39 <br />Single Family Villa Lots = 50 ft 60 <br /> TOTAL = 108 <br /> <br />The development transitions the larger 80ft wide lots along the west lot line near the <br />existing Arena Acres to the 65ft wide lots to 50ft wide villas as you move east. The villas <br />provide a life cycle housing option with main-level living with association-maintain <br />yards and snow removal. <br /> <br />Wetlands and stormwater ponds are integrated throughout the development creating <br />approximately 30 acres (50%) of open space. <br /> <br />See the attached applicant’s narrative for a detailed description of the project. <br /> <br />Existing Conditions <br /> <br />The site is wooded with aspens and oaks dominating the canopy. Several wetlands were <br />delineated on site, included wetlands in the Rice Creek Watershed District Wetland <br />Management Corridor. The site is relatively flat with elevations ranging from 904 to 908 <br />feet mean sea level. A 100ft wide natural gas pipeline easement runs from the northeast <br />corner to the southwest perimeter. Arena Acres to the west is a large lot (>1 acres lots) <br />residential subdivision that was platted in 1981.
