7 <br /> <br />c. Garages in excess of two (2) stalls shall be broken up so the additional <br />stalls are recessed two (2) feet from the main garage façade; and <br /> <br />d. Garage width does not exceed 32 feet. <br /> <br />The applicant is requesting the garage be allowed to protrude forward of the front wall of <br />the house and the garage wall be allowed up to 67% of the length of the entire front <br />façade. The applicant notes similar flexibility was provided in the Watermark <br />development. <br /> <br />The applicant submitted nine (9) single family house plans and 15 villa house plans. <br />Each plan set then has 4 or 5 different elevation choices for a total of over 100 different <br />house plans and elevation options. <br /> <br />Staff Comment: <br /> <br />1. The R-2 zoning ordinance at the time of Watermark approval required 8ft deep <br />porches and flexibility was provided to reduce down to 6ft. Ordinance 08-22 <br />adopted in January 2023 changed the 8ft requirement to 6ft. The Watermark <br />homes meet the current 6ft porch requirement. <br />2. PUD flexibility was allowed for 67% garage wall in Watermark for one-story, <br />single level homes, not single family (multi-level) homes. <br /> <br />Subdivision Ordinance <br /> <br />Blocks and Lots <br /> <br />The proposed development provides a mix of single family lots. The lots vary in width, <br />depth and lot size as may be allowed per the PUD flexibility. Outlots would contain <br />wetlands, buffers, stormwater ponds etc. <br /> <br />Staff Comments: <br /> <br />1. All lots on the west side of Street A should be 80ft wide lots. <br />2. A protected tree buffer shall be established along the west and north lot lines. The <br />width of the buffer should be a minimum of 25 ft wide but could be greater <br />depending on existing trees and tree protection zones. Staff suggests this buffer be <br />contained in an outlot owned and maintained by the HOA. <br />3. A ghost plat shall be submitted showing street and lot layouts north and east of <br />the proposed development. <br /> <br />Streets and Alleys <br />
