Conventional Zoning Requirements vs. PUD Guidelines <br />Per City Code Section 1007.024(4) for PUD, Planned Unit Development, the development <br />guidelines for land guided low density residential development are either R-1, R-1X, or R-2. <br />The following chart is from the applicant’s narrative. It uses the R-2, Two Family Residential as <br />the development guideline; however, the R-1, Single Family Residential requirements could be <br />applied to the Large Single-Family Lots (80ft wide x 135ft deep). <br />Per the subdivision ordinance, minimum lot area for urban lots shall consist of buildable land <br />exclusive of utility transmission easements or water course easements that encumber lot <br />development. <br />The Large Single-Family lots (80ft wide) appear to meet to the R-1, Single Family Residential <br />district requirements. The Single-Family Lots appear to exceed the R-2, Two Family Residential <br />requirements except for side and corner lot setbacks. The Villa Lots require the most PUD <br />flexibility in regards to lot width, size, and setbacks. <br />Building Design Standards <br />The applicant’s narrative details the requested flexibility from the City’s building design <br />standards. <br />General Building and Use Provisions: Single Family Detached Dwellings <br />Per City Code Section 1007.043(2)(a): <br />31
