Per the City’s 2040 Comprehensive Plan the site is guided for low density sewered residential <br />development which requires 1.6 to 3.0 units per net acre. The range of the allowed housing <br />units is 72 to 135. The R-X zoning is a holding district until <br />municipal water and sanitary sewer are available to develop the site. The property would need <br />to be rezoned to PUD, Planned Unit Development in order to allow for a variety of lot widths, <br />lot sizes, and housing types.
